Iron pin survey and be done. Drive steel T post along property line close enough to see where property line runs. Common sense and courtesy are rare enough be considered super powers these days. Two things bad neighbors need to understand, stay on their own property, and stay off mine! No way would anyone buy property and not be sure of the property line here. You couldn't get a loan here to do that.  Hope it all works out well. JMHO Tracy

I agree Tracy. We had to get a survey when we bought the property. All the markers are in place but the one where they dozed the road in. That line is the center of a bridge.

hmm, I'm thinking maybe they didn't get a survey..or understand it. Maybe have a local surveyer come out and explain it ? Usually one company does most surveys in an area so yours and neighbours might be same guy. Sounds like you got a creek or river that's the property line ? BUT is it exactly down the center ? or like the Great lakes...zigzaggy ?
Hopefully a little friendly  talk with teh surveyor to explain will smooooth things over.

Actually, it happened to us.  We had a crooked real estate agent work the area where I grew up and she told a poor sucker from out of state that a good bit of our land came with his property.  We had at that time owned the property for fifty years or so.

Well, the guy came up to introduce himself and very politely asked us when we could move our cattle off his new property.  We at first thought that our cows were out of the fence.  Then we figured out what he was saying.  He didn't want to believe us at first, so we met him down at the courthouse and showed him the deeds on file.  He took the news pretty well overall, but man, was he ticked at that agent!  He moved a few years later, but we got along fine with him while he was our neighbor.

This guy went 450’ on to our property with a dozer. He didn’t do nice work and now we have ruts washed out 2’ deep going down the hill. I told him 2 years ago that I bought that property and that he would never need to worry about getting any new neighbors. A week before he did this we discussed the property line and I told him what my deed said. I feel like he was being vindictive. He’s very mad about my signs. He told neighbors I’m a bad guy. Neighbors called Jenn and she let the truth out. If I’m a bad guy for not wanting a road on my property then a bad guy I am.

I don't think I would threaten them just yet. If any of them know or have MS-13 friends or any other gang affiliates, that could bring on some serious trouble you don't want. They may just need time for it all to sink in. Hopefully.

Criminally, you probably have nothing.  Trespassing is usually a civil offense.  Civilly, however, if he damaged your property, you may have a way to stop this nonsense.  Civil penalties can be very off-putting.  Based on your above post, you should contact an attorney.  Under NO circumstances do you want to threaten this group or be seen acting in a threatening fashion toward this group.

Shameless the center of a solid rock creek bottom is the property line. We could build a fence up the bank a little but it’s very steep and rocky. The woods are very thick there. It could be done but not an easy task.
I’ve gave it some serious thought. I also worry that if they hit a fence or cable they would then own the property. It happened at Dog patch a few years back. The kid now owns Dog Patch. They did have signs.

The city/county I live in has available the Beacon Property Search. Many cities, counties, states have this. Enter your name or neighbors name and the property information comes up. Click on "map" and will show an aerial photo of the property with property line superimposed over the photo. Can't be used for "legal purposes" but the lines are pretty damn close.

Argued with my neighbor when I purchased a vacant lot by my house and she claimed part of my lot was hers. Printed off the maps and told her she was welcome to pay for a survey or go to the courthouse and check but they would show you the same maps I had. Whether she went to the courthouse or not she never bothered me again.

Free in my city/county but not sure if free everywhere.

Here we use the gis tax map. Each county has their own gis map and you can search with a name, an address, or look at the map and it will tell you the owner, parcel size, when it was purchased, tax value, and show the boundary

No news on the border. It’s been very quiet and hardly any ATVs running around lately. He still hasn’t put big rocks at the opening yet like he promised. I haven’t pushed it at all.

No hunting this year. My hunting grounds are gonna be subdivided and no more. I need to finish our house and buckle down and find another hunting spot.
