I've seen that lumber $$ has come down to "pre covid"  prices LOLBig smile !! Got a feeling it's too late in the game to save the housing market IMO CryCry

Lumber prices are about half way back overall. Availability is low and getting lower every day.

Yards here are still high priced, not exceedingly but not where used to be. I do not see any value in spending twice the money unnecessarily for a simple project or extending myself beyond reality on big ones.
Intend to construct a rental property should prices ever get back to normal as the prices for existing that are also declining are still stupidly high.

Yesterday I bought a 2x6x10' treated board and a package of 50 1-3/8 screws. the screws were almost as much as the board.

I was repairing a dock.

Couple weeks ago, needed grade 8 nuts, size that used a 3/4 socket, Ace Hardware charged .95 a piece, box of 50 was over $30.00 before tax.

Again Buyer's remorse is hitting New Home Constructs, new owners are wanting a Rebate on materials already purchased that are INSTALLED and bought during High Price market.  Yards are NOT budging so a local attorney has noted is being called nearly five times a day as to starting suit against these suppliers.  His response is and has been 'You accepted the price AT THAT TIME, the materials supplier is NOT responsible' then casually dismisses the caller and states good bye, hangs up phone.

What good would 1@3/8 " screws help with "2X" stock???

They fastened the 5/8" thick dock boards back to the 2x6.
