Anyone have any experience with these? I've been contacted by a company that is going to put in a solar farm a few miles west of me. They're looking for easements to get their power lines to a main transmission line that is east of me. I've only received a voicemail so far and have not talked with them directly.
Just curious to see what other's experience has been.

You probably have ZERO say in the matter.... There's some fancy 'term' for it , but some companies can get whatever they want, with respect to land or use of land... Whatever you do ignore the phone calls otherwise you'll be 'raped,robbed and pillaged'.

These companies are notorious for offering compensation, but what they actually do is contact lots of farmers, like you, and then pick the one that is willing to take the least amount of $. Its all a game to them, so IIWY I would lawyer up, or pass...

Power line Easements are not so easy, one holdout does not instantly go to forced capitulation as the utility cannot take ground and the state cannot as presents a conflict of interest.
Previous employer had to reroute two new lines within a already sited easement and develop different structure as does not fall into a beneficial for all category. |

Brian; contact your County Farm Bureau (FORD-IRIQUOIS). I'm sure Champaign County FB could steer you in the right direction. Easements fall under the heading of Property Rights, which you have as a property owner, BUT our legislators DON"T understand property rights let-alone PRIVATE PROPERTY! I was in Springfield yesterday for FB's Governmental Affairs Leadership Conference (2-14) and things of this nature were discussed whether it was solar, wind or power (Hi-Voltage) lines. The problem with any 'easement' is that it has a direct impact on the future useabilty of your land. One example where it might have direct impact, is in aerial spraying... flight path would have to be such that it avoids those lines. The next, is maintenance access- if they have to work on the lines, they'd be crossing your land (trampling your crops, compacting the soil) to do so. The next is flying ice. IN the wintertime, ice accumulates on the wires and structure, and when wind blows, that ice sheds, and flies... and anything in the path of the ice is subject to a substantial beating, including humands and livestock. These are all things that need to be considered in wether you become subject to easement. There is also a circumstance where, instead of overhead, they run underground. In this case, there is still installation and maintenance access, but the overhead concern is NOT there. IF they run underground, rather than overhead, the circumstances will be different, and having experienced backup to sort this out, is a very important thing.

I think these solar farms covering the landscape are an eye soar. You see nothing but panels. At least with windmills they kind of fit into and don't obscure the whole landscape. I don't have a problem with solar if you want to put some out behind the barn or up on your roof, just when they cover 100s of acres. I do like by Madison ,Wisconsin, A company called Epic, a software company has their parking lot covered with solar panels. The parking lot is just a big slab anyway so why not cover it. I think the biggest lie is that the land where these solar farms are would be converted back to farmland if they are decommissioned.

Really ,solar SHOULD be in the city, on every 'flat roofed' building,every southish faced building... being a LOT closer to where it's needed, hydro rate (transportation...) would be ,um, ah, ZERO..... How about a law.. that says urban roofs have to be 100% solar BEFORE defacing the rural areas ? Yeah the 'easement' has a LOT of 'gotchas', especially YOUR loss of land use, 24/7. Also look in the fine print..there could be an automatic release clause ! You might htink ,great 10 years....finally ,I get them sobs outta here...oopsy..it automatically renewed ????
