My son's house got flooded, he lives 2 miles from the Missouri River, 1 mile south of Pacific Junction by Glenwood, Ia. He was lucky that the house was high enough that only the basement got flooded (water heater, furnace, water softener, can goods, paint and misc. outdoor items.) The 30" flood outside hit everything in the garages and barn. Fema came today to inspect. The ground water is still leaking on the floor, He was wearing tennis shoes. He would not go into the basement to inspect it because he might get his tennis shoes wet. Kevin's companion took him to look into the tornado shelter, she went in and turned on the light, that's where the well water pump is, and still has water in it. He refused to go in there. You'd think an inspector would expect to be in water and have boots to wear. Now they want him to buy flood insurance for the future. No mention of how they can help him now. I had a crop insurance adjuster like that once, cept he was in a hurry to get the claim done so he could catch the kickoff at the NE football game on TV.

I'd have taken LOTS of pictures of the FEMA guy ! Especially his shoes. Also have the smart device on video record the entire time. 'needed for insurance purposes' if he asked... Then I'd send a copy of the video to the WH, attn: the president,subject line: Why are we paying for FEMA ?, please view and respond. Thank you.

I had a cattle buyer show up once wearing expensive tennis shoes that he could not get soiled so he stood on the gate and peered at the cattle. He never came back. The guy he replaced who retired always had muddy boots with manure and had tobacco juice running down his chin. I thought what in the hell the world was coming too.

I knew a Dairy Cattle Jockey who drove an old Pontiac with dirty bib overalls and rubber knee boots in the back seat that he would stop and change into before he got to a farm! Always had a bottle of whiskey in the glove compartment for those who needed some encouragement to seal the deal!

City 'inspector' OKed adding to my old culvert extension next door even though it is BLOCKED ! The neighbour cross the road won't be too pleased next Spring when HIS basement floods..... Oh well NOT my problem, sold the property.....

Back to the flood. Had a flood in 2007 at a rental home I owned. Neighbors all sat around waiting for the adjuster which made their damage worse in the hot August weather. I removed all carpet and padding, tenant mopped and cleaned the floors and i had several fans running non stop. When the adjuster inspected the house and my pile out at the curb I was honest and told him the truth as best I knew it regarding conditions before and after. My insurance check was very fair and other than the three weeks of work for me and my helper no harm done. The increase in insurance premiums was not. It increased each year substantially until I decided to just pay it off to eliminate the flood coverage. Traded it a few years ago for a piece of farm ground and now get a CRP check. All good.

Things to look for: a new poster wit less than a hand full of posts, dredges up an old post, sometimes years old, posts on it, with a response that makes little sense, and includes a link to some product he's tryin to hype! If you look at the post dates, it would have been after the last years old post, and before the first relatively new post...

My grandson has been living in my basement for about a year. I hadn't been down there for about that long. It almost looks like its been flood ed down there. Junk everywhere. His mom cane over last night. 1st time she's been here since last summer. She was hollering at him about it.

If it wasn't for lower prices and a good agent I would get rid of my insurance company just because of the attitude of their inspector/adjustor.
I have several rental houses. One got hit by a hail storm. Adjustor went up on the roof and "yep, hail damage". House had 3 layers of shingles so he said it would be a complete tear off and reroof. But, according to him, the damage was only on one layer on one side so that is all they would pay for i.e tearing off and replacing one layer on one side. I would be responsible for the rest. Seen a storm chaser roofing company that was an authorized agent for my insurance company and the guy said "F*** the local adjustor" and got a me new roof on the house and also the garage as he found damage the local adjustor missed. Then I had some vandalism in one of the houses and the basement carpet was destroyed. Told the adjustor that it was commercial grade and I expected it to be replaced with the same quality. He told me "everybody says that when it is actually cheap Menands sh!t". I argued with him and he said the only way to prove it was if I had a sample of the old carpet. Went up into the garage attic and pulled down a 3'X4' scrap piece that had the stamping on the back. He said he would need to do some checking. He called back a few days later and said "yes, it is commercial grade". No apologies, no nothing. Local agent said he has heard many complaints about this guy but can't do anything as he works for the insurance company, not the agent.

Always found it 'odd', that insurance companies will replace a 15 year old stolen or damaged TV with a brand new, better one ! Same for any/all 'home' claims, yet only give you pennies on the dollar for your vehicles or NOT fix them even though they could be and of course NEVER REPLACE them with new ( unless you have 'special' coverage....

That is all based on what is available Jay, slightly older TVs are in scrap piles, home repair products are changed up every few years where have to dole out big money regardless even for 'Character Showing' recycled doors/windows, NOS Siding that may already be past usable state due to age degradation. Cars, different story, Depreciate not Appreciate as properties do, wear and tear from use degrades faster with heavier use where on homes is lack of repairs and upgrade upkeep. We went with Steel roof, not been unhappy yet as new neighbors already had roofing claims in half the time of life on theirs, two are looking to switch up to steel and lose the shingles but takes heavier underlayment.
Land and home structures can be rebuilt on many times before end as Scrap junk, cars are a one time game.
