I would recommend a larger  tractor D21 or even HD21   would not be to much over kill.

They don't win many beauty contests but a shipping container(sea train) makes excellent locked storage. The one I have experience with seems to be mouse proof for years now. I have seen were doors and windows have been added to them as well.
