Little Brother lives outside Lake Ozark, looking to move down around Jackson/Cape area where his kids live. So gets on a Real Estate Site and it has ads flying about the Least Expensive areas in MO to Buy and to escape the city need to buy NOW.
Lovely digs in Portageville, Kennett, Sikeston, even down to Poplar Bluff or Elsinore. The EPITOME of Crap Holes for Missouri. Cheap sorta, No Services, FEWER Stores, really poor areas where housing is early 1920s/30s and decrepit. Who are these people kidding!!!

Are waging bidding wars here as to small acreages. Started at $4100/a a few months ago, are WELL over $5200 now, and have no homes on them nor value as farmland.
A few homes built in the 70's are selling across the county, up to 10 counter contracts against the first should that flop. Bidding wars taking homes that a year and half ago would MAYBE make $80sf are now at $160sf and Climbing. Heard of a home near Bay MO on four acres $187900, bid out to $217500, needs LOTS OF Work and Rehab to get Up to Date 1820sf with the partially finished lower level. May end up putting close to $100,000 In it to bring up to efficient levels and on Gravel Road, and that is LOW Ball number as Materials Prices head for Mars. Concrete slated to raise 30% HERE(From batch plant operator), Lumber is still climbing where a standard 1600sf Ranch just for enough to put under roof and dried down NOT Finished Out, $190,000 ESTIMATED as will not know until Materials Delivered as to Final Costs NOT Including Foundation, that from a Lumber Company employee. And SCUPJoe just announced plans to make Homes Ownership a PRIORITY for Minority Ethnic Americans.

DMiller- its going to be very interesting what Gary Seiferts land brings this weekend - heard other land owners ajoining his are mad cause the auction company is doing it this way - 4 tracts - first highest bidder gets choice- next time another auction - choice again - maybe alot of hills and pasture sell at record price ! Tom Cline was flying his hiilicopter down there Sat**day taking pics with big equipment etc ; didnt do much for the auction tho- had to stop because of the noise, lol

That's the way most place are sold around here first high bidder gets choice and on down to the last parcial is sold then they sell as a whole and which ever brings most money is the way it sells.

In the area I live in, the houses sell before a realtor sign is even installed. In my current situation I've been trying to talk the wife into selling and buying her a condo. We could probably pay cash for one with the equity we got in our home, and if there is a bidding fight we could maybe end up with a little cash back!

Hold those thoughts as the end is coming into view on this.
Market is not supporting higher prices currently as those that had coin to buy have bought those that bought bare ground to build either have started that process or determined lumber/materials costs are excessive and shut the projects down sitting on the properties or establishing relisting with no takers now. States that have mass exodus occurring are seeing prices dissolve where people are no longer able to sell with enough equity to buy elsewhere. IOW, the slump has begun. |

Saw a story on the Denver TV of a couple who put in an offer $100,000 higher then the asking price and didn't get it as someone else put in a bid $200,000 higher. A house just sold about 8 miles from me on the edge of the mountains in Boulder for $14,000,000. Highest sale of a house ever in the county.

Brother in Johnstown CO also stated their RE Market is cooling rapidly, where buyer's remorse for paying too much is beginning to settle in. One couple won a bidding war there for a $320,000 home at $465,000, now the realization is they may be able to sell it for more than paid when they have both crossed 105y.o., not looking good here either where a farm sold at twice the evaluated assessment, taxes will shoot to the moon but that price will not stand muster in a year, prices for land are rapidly scaling back.
