Neighbor building post frame house with attatched 3 car garage on the end. Will be insulated. Isn't there something about drywall VS plywood liner in garage for fire/insurance regulations? Not my deal,just wondering?

Usually common wall ,garage side between the house and garage will have drywall and joints and screws 'mudded' . supposed to prevent engine fumes from car in garage from killing the people in the house. Drywall/floor seam is supposed to be caulked as well Contractors here don't even prime ,let alone paint that wall ! different lands, different rules.....

R302.6 Dwelling-garage fire separation.The garage shall be separated as required by Table R302.6. Openings in garage walls shall comply with Section R302.5. Attachment of gypsum board shall comply with Table R702.3.5. The wall separation provisions of Table R302.6 shall not apply to garage walls that are perpendicular to the adjacent dwelling unit wall. ❖ Numerous potential hazards exist within garages because occupants of dwelling units tend to store a variety of hazardous materials there. Along with this and the potential for CO build-up within the garage, the code requires that the garage be separated from the dwelling unit and attic as indicated in Table R302.6. Garage walls and ceilings that do not form a separation from the dwelling unit are not required to be rated unless they are an extension of a rated assembly. We have a Breezeway separating House from Garage, a Mud Room more or less under its own roof, Did Not require Sheet Rock nor Insulation yet did anyway as to myself is Cleaner.

Think it depends on where you live.. We live out in the country in a small county in Illinois. Not many rules and nobody comes to inspect.. basically you do what ever you want... There are some good "rules" that might be a good idea to follow, but again, depends on if anyone cares or is inspecting.

It appears that a New Bldg. Code went in to effect in the State Of Illinois effective Jan.1, 2025. Effective 1/1/2025 a statewide building code will go into effect as required by the Capital Development Board Act (20 ILCS 3105). Non-state buildings must be inspected by a qualified inspector stating the building complies with the above codes.1 Click here for more information. |

Well it sure would suck to lose the house and belongings because of improper fire separation from the garage. The codes noted above give the occupant a better chance to escape a fire and firefighters a better chance of saving the home. |
