Ok guys here's a GREAT one to ponder....
 As you may know, I sold next door to the 'contractor's ' girlfriend. They're GC is doing the paperwork for permits and now the city wants $4000 canucks for a 'variance' as the City can't find the original building permit for the shop ! let's see...shop was built in 1963 ( I have picture..) so about 57 YEARS ago...The Town of Flambourgh records have been moved at least 3 times that I know of and a little birdy told me that anything older than 1970 was destoyed to make space.....
so...... being upset at the City, I emailed my councellor and she emailed a 'permit person' who'se emailing me for 'details'... I'm still shaking my head over this one BUT...if they can get the $4000,  it'll kill my add-a-2nd story to my garage. Bet they've misplaced that building permit too......

no city want 4K from new owners of the property.

since I've had to downsize ( 3500 sqft to 250sqft) ,I was going to put 2nd floor on my garage. to do that I need to apply for a minor variance. a $532 krapshoot consisting of a 20page application AND need a $100  notary seal to say it's MY signature on the application. delaing with Hamilton City hall is a friggin nighmare...
I may just continue to throw out stuff....

That's the main reason I left the acreage in the neighboring county and moved to a farm.  Too close to the city and all those stupid expensive regulations.  Best move I ever made for me and the family!

I'm rural ND when I put up a "shed" my shop on rural ag/residence land. I filed a building permit. Had to draw iout a site plan. Where did that barn come from. It was there since 1957. I had a permits approve in 2000 when I had a new house delivered. Ok records from 1957 don't exist it was a working farm and no permit ex required. In inspector came out after building was built. I had to have hurricane straps. Not in engineered drawings so I added later. Had to do but a palm nailer fit in the confined space between rafters and top ribbon. All the rafters are cut into the 6x6 poles and attached with 5 60p pole barn spikes but I added 5 8p shorts in hurricane straps to make them happy.

We usually wait until summer when everything is hidden by the leaves and then just build whatever we want, no permit BS!

When i was building our house in 1980, i went to the county seat and asked to see all the "RULES"... she said " are you in city limits"... and i said no...... She said " put the septic tank at least 75 ft from the well".... i said what else.. she said GO FOR IT !..

LOVE LIVING IN THE COUNTRY !!! We got  "city water" in 1990.
Like them all, but love the "B"s.

It seems to me that there might be an easy solution to your problem if you can force it through somehow. If the "little birdy" is indeed correct, then they won't have ANYTHING pre-1970 in their records ANYWHERE. If that is true, logic dictates that the error is on them and they should have to make good on the paperwork without sucking more money out of you or the buyers who surely already pay taxes into this failing system. IF they can produce ANY records dated prior to 1970, then this route won't work at all BUT if they can't, then it becomes obvious that the little birdy is correct and it is "big brother's" problem, NOT yours.

The township we live in all we had to have was permit for septic tank from health dept. most other township in our county have to have building permits
