IN SW Illinois, south of Springfield, cash rent prices are going as high as $600. per acre for "Class A" soils. Grain bins and modern machine sheds are renting for extra, above & beyond the cash rent for the ground.

Crp on moms farm was $165.00 per acre. We were notifyed that was going to drop to $97.00 per acre for this year. We made the decision to pull it out of crp and cash rent it. We settled on $150.00 per acre for a 3 year contract. Why so low? It needs a lot of cleaning up. It had a small machine shed on it which we sold and the Amish took it down. We had to have lime put on it, about $6500.00 for the lime, included spreading. 1/2 of the rent is due March 15th, the bal is due Oct 15th. Renter sent one of his hired men with a big ol skid loader, they cleaned up the machine shed site, buried the brush that had grown up. There is 60 acres that layed east of the machine shed. There were a whole bunch of little cedar trees in it. Operator pulled all them. Renter is responsible for any fertilizer, seed, planting and harvesting costs. There was at one time a country school house in the south west corner. That was cleaned up. The farm now lays in 2 fields, 220 acres total. 60 acres lays across the crick. I had a new crossing built according to state and federal government requirements. Several truck loads of 3 inch stone as a base in the crick bottom. We had to follow fed regulations as the crick runs into the second largest lake in the state, federal government controlled, and it is used as a water source for a dozen small towns plus many miles of rural water pipes delivering water to farms.

Good quality / laying crop ground my area W C Iowa, $240 - $300 / tillable acre rent. Prop. Taxes get the first $40 - $50 / A.
At auction in Nov about 3 miles away sold 1/2 section in 2 - 160A tracts at $17,800 / till. acre. It lays flat and is well drained. Three of the big farm families in area slugged it out that day.

I saw that land rents went way up in Kentucky a few years ago. I'm not sure that this happened because of the COVID-19 global pandemic or just because many investors appeared. Personally, I'm thinking about investing in the land here in Kentucky. As a beginner in land investments, I read a lot of useful articles like this one https://parentportfolio.com/how-big-is-an-acre/ about the acres counting and the proper land laws/taxes and possible land options in my area.
