Land prices north of here on the Great Plains section of MO were selling as high, some as low as $11,000/a where other ground was over $17,500/a, that has all but stopped with land auctions closing "without adequate Monetary Levels'. Seems a great deal of those lands were bought as Speculative Investments knowing the prices would soar, or at least someone was told would soar as "Not making More Land". That fine statement is falling to deaf ears as Farms cannot support that value and still make a profit above land expense payments. Speculators are leasing the ground to make part of the investments back to pay the loans or to maintain a financial value level but is already showing signs of failures in the offing. Biggest issue presently were these were bought at really low interest rates, yet were on ARM mortgages and have nearly doubled on rate with interest eating away any chance of profits. Some WERE purchased with hard cash, those owners had banked against older farm profits and managed to keep a tight hold but are not getting the return on investment ROI they deem as necessary to keep that ground productive.

I saw one a web site (farm journal?) That farmland in northeastern north dakota sold for over 20k per acre last month at auction. Call me a uninformed northeasterner but land is north dakota isn't as fertile as Iowa

Wasn't Gates again, was it? He bought a boat load of land once before in northeast ND at a crazy price.

Gates is living on borrowed time, has Parkinsons and is drugged pretty hard compensating for that. His foundation will end up owning and selling those lands back away to generate income near term future.
